How do I post my plot on PlotsLand?
Tap “Post a plot” and sign in with an OTP — no password, no paperwork to start. The form walks you through the essentials: category (residential, villa, or agricultural), location down to the locality with a map pin, plot area and dimensions, expected price, road width, facing, and the approvals you hold (RERA, DTCP/planning authority, or panchayat).
Add at least two genuine photos of the actual plot — one wide shot of the land and one of the approach road or frontage work well. A clear title and an honest description of what's around the plot (water, electricity, distance to the main road) do more for enquiries than any adjective.
Posting is free on the Starter plan. Once you submit, the listing goes into a short review before it appears in search — see the moderation article below for what happens next.
Why does my listing need at least two photos?
Listings with real photographs get several times the enquiries of bare listings, and requiring at least two genuine photos is the single simplest thing that keeps PlotsLand's search results trustworthy. Buyers have learned to skip listings that show a stock image or nothing at all.
The photos must be of the actual plot being sold — not a screenshot from another site, not a watermarked broker image, not a random field nearby. Our moderation team rejects listings whose photos fail these checks, and repeat offences can suspend an account.
The full photo rules (and everything else reviewers check) are written up in our listing standards — worth two minutes before you post.
What does “In review” mean, and how long does it take?
Every new listing enters a review queue (IN_REVIEW) before going live. Reviewers check that the photos are genuine, the price and area are plausible for the locality, the location pin makes sense, and the listing doesn't duplicate an existing one. Most listings are published within a day.
If something needs fixing, you'll get a notification explaining what — usually photos or a missing detail — and you can edit and resubmit. Editing a live listing's key details sends it briefly back through review, which protects buyers from bait-and-switch edits.
Once approved, the listing status changes to PUBLISHED and it appears in search, map results, and any matching buyer alerts immediately.
How should I price my plot?
Search PlotsLand for plots in your locality and compare on a per-square-foot (or per-acre, for agricultural land) basis — the Compare tool lets you line up similar plots side by side. Recent actual transactions, if you know any from neighbours, beat asking prices as a guide.
Price close to the market and say whether you're negotiable. Overpriced listings don't just sell slowly — they stop getting enquiries at all after the first week, and dropping the price later looks worse than starting right. Under-pricing to “test the market” invites low-quality flipping enquiries.
Remember buyers will factor in what documents you hold: a plot with clean title, khata, and an approved layout genuinely commands a premium, so state those clearly rather than padding the price silently.
How do I handle enquiries and site visits?
Enquiries land in your dashboard and you're notified the moment one arrives. Reply within a day while the buyer is still engaged — a short answer with the plot's document status and a good time to visit beats a long delay.
For visits, meet at the plot itself, carry copies (not originals) of the layout plan and your sale deed, and walk the buyer along the boundary. Serious buyers will ask for the survey number and an encumbrance certificate; having these ready shortens the deal by weeks.
When the plot is sold or under agreement, close the listing from your dashboard. It keeps your account clean and stops enquiries you no longer want.
How do I get the Verified badge on my listing?
Verification is a light KYC on top of the standard review: your phone number is already OTP-confirmed, and you add ownership details — typically the survey number and a document that ties you to the plot, like the sale deed or khata extract.
Once our team cross-checks the details, the Verified badge appears on your listing. Verified listings rank higher in search and convert noticeably better, because buyers filter for them when they're shortlisting seriously.
Verification confirms our checks passed — it isn't a title guarantee, and buyers will (and should) still do their own due diligence. Keep your listing accurate to keep the badge.
