PlotsLand ("PlotsLand", "we", "us") is an online marketplace operated by PlotsLand Technologies, Bengaluru, India, where owners and brokers list plots of land for sale — residential plots, villa plots, and agricultural land — and buyers search for them or post their requirements.

By creating an account, posting a listing, posting a requirement, or otherwise using plotsland.in and its apps (together, the "Platform"), you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the Platform.

You must be at least 18 years old and legally capable of entering into a contract under Indian law to use PlotsLand. If you use the Platform on behalf of a company or firm, you confirm you are authorised to bind it to these terms.

We use passwordless sign-in: you log in with a one-time password (OTP) sent to your phone number or email address. That phone number or email is your identity on the Platform. You are responsible for everything done through your account, so keep your OTPs to yourself — PlotsLand staff will never ask you for an OTP over a call, SMS, or email. Tell us immediately at support@plotsland.in if you suspect unauthorised use.

Keep your contact details accurate and current. We may suspend accounts created with false details, disposable numbers, or another person's identity.

PlotsLand is a plots-only marketplace. When you post a listing, you confirm that you are the owner of the land or are lawfully authorised (for example, as a registered broker or through a power of attorney) to offer it for sale, and that the sale of the land is not restricted by any law, court order, or government notification.

Every detail in your listing — price, plot area, dimensions, location, approvals such as RERA registration or DTCP/planning-authority layout approval, and photographs — must be true, current, and about the specific plot being sold. Listings must include at least two genuine photographs of the actual plot. Our listing standards describe these requirements in detail and form part of these terms.

You must promptly update or close a listing once the plot is sold, under agreement, or otherwise no longer available.

On PlotsLand you must not:

• list land that is under dispute or litigation, notified for acquisition, forest or government land, or land you have no right to sell;

• post misleading titles or prices, fake or stolen photographs, watermarked or screenshot images, or duplicate listings of the same plot;

• post anything unlawful, defamatory, discriminatory, or infringing of someone else's intellectual property or privacy;

• harvest or spam other users' contact details, or use the Platform to advertise unrelated products or services;

• use bots, scrapers, or automated means to access the Platform, or attempt to probe or disrupt its security;

• impersonate another person, or misrepresent a broker listing as owner-direct.

We may remove content, suspend listings, or terminate accounts that break these rules, with or without notice, and may report unlawful activity to the authorities.

Buyers may post requirements describing the plot they are looking for. Requirements must be genuine and posted with the intent to purchase. Sellers whose plots match may be notified and may contact you through the Platform.

Contact details are masked by default and revealed only through the Platform's reveal flow. Use contact information shared with you solely to discuss the specific plot or requirement — not for marketing lists, repeated cold calls, or resale of the data.

Searching, posting a basic listing, and posting a requirement are currently free. We offer optional paid plans and promotion packages (such as featuring a listing or lifting it in search results) whose prices, durations, and inclusions are shown on the pricing page at the time of purchase. All prices are in Indian Rupees and include applicable taxes unless stated otherwise.

Payments are processed by our payment gateway partner (currently Razorpay). Promotions run for their stated duration and do not auto-renew. If a paid feature fails to activate, contact support within 7 days for a refund of the undelivered portion; promotions already delivered in full are not refundable. PlotsLand charges no brokerage or commission on the sale of your land.

New and edited listings enter a review queue before going live. We may check listings manually or automatically, ask you for supporting documents (such as a layout plan or title deed), decline or unpublish a listing, or add or remove badges such as "Verified" at our discretion.

Users can report listings they believe are fraudulent, inaccurate, or duplicated. Reported listings may be suspended while we investigate. Verification and moderation reduce risk but are not a guarantee — a badge means our checks passed, not that we certify title or approvals.

PlotsLand only provides the venue where buyers and sellers find each other. We are not a real-estate agent, broker (except where expressly stated), or party to any negotiation, agreement to sell, sale deed, or payment between users. We do not verify land title, conduct due diligence, or guarantee that any plot is free of encumbrances or fit for your purpose.

Before paying any money for land, you should independently verify the title deed, encumbrance certificate, survey records, khata/patta, and layout approvals with the relevant authorities, and take advice from a lawyer. Any token amount, advance, or consideration you pay to another user is entirely at your own risk.

You retain ownership of the photos and text you post. By posting, you grant PlotsLand a non-exclusive, royalty-free, worldwide licence to host, display, adapt (for example, resize or crop images), and promote that content on and off the Platform for the purpose of operating and marketing the marketplace.

The Platform itself — including the PlotsLand name, logo, design, and software — is our property or that of our licensors. You may not copy, scrape, or reuse it except as these terms allow.

The Platform is provided "as is" and "as available". To the maximum extent permitted by law, we disclaim all warranties, express or implied, including accuracy of listings, availability of the service, and fitness for a particular purpose.

To the maximum extent permitted by law, PlotsLand and its team are not liable for any indirect, incidental, or consequential loss — including loss of money paid to another user, loss of profits, or loss of data — arising from your use of the Platform or any transaction attempted with another user. Where liability cannot be excluded, our total aggregate liability is limited to the fees you paid us in the 6 months before the claim arose, or Rs 5,000, whichever is higher.

You agree to indemnify PlotsLand against claims arising from your listings, your breach of these terms, or your dealings with other users.

You may stop using PlotsLand and ask us to close your account at any time. We may suspend or terminate your account or listings if you breach these terms, if we suspect fraud, or if required by law. Paid promotions on listings removed for a breach are not refunded. Sections that by their nature should survive (including sections 8, 9, 10, and 12) survive termination.

These terms are governed by the laws of India, and the courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute, subject to any mandatory consumer-law rights you may have.

We may update these terms as the product evolves. We will post the new version here and update the "Last updated" date; for material changes we will notify you on the Platform or by email/SMS. Continuing to use PlotsLand after a change means you accept it.
